Residence Away
Leave the property without carrying it with you
Residence Away provides scheduled, documented home oversight while you are travelling or living elsewhere. It is designed to maintain awareness, coordinate approved access, and help ensure that visible concerns are communicated promptly during your absence.
An engagement may include:
- scheduled property walkthroughs.
- visible-condition observations.
- confirmation of interior temperature and other agreed observable conditions.
- delivery and package coordination.
- approved access for service professionals.
- attendance during scheduled provider appointments.
- documentation of unusual visible conditions.
- photo-supported visit summaries where appropriate.
- pre-arrival preparation; and an agreed post-departure closing visit.
Each Residence Away arrangement is tailored to the property, length of absence, visit schedule, access requirements, and reporting preferences.
Residence Ready
A considered return, arrival, or occasion.
Residence Ready coordinates the people and details required to prepare a home for a defined moment. Rather than contacting and managing several providers yourself, you approve one plan and RESIDENCE oversees the preparation through completion.
Residence Ready may be arranged for:
- returning from travel.
- welcoming overnight guests.
- preparing for an event or private gathering.
- moving into a new home.
- opening or closing the property for a season.
- restoring order following renovations.
- preparing for a listing, possession, or handover; or another clearly defined household occasion.
Depending on the approved scope, RESIDENCE may coordinate home presentation, cleaning or reset services, linen and room preparation, essential household stocking, deliveries, specialty providers, access, scheduling, and final readiness confirmation.
Residence Private Oversight
Ongoing coordination without a full-time estate manager.
Residence Private Oversight is a recurring relationship for households with multiple providers, regular maintenance needs, frequent absences, or a growing list of property responsibilities.
Within an agreed monthly scope, RESIDENCE may:
- maintain a private household service calendar;
- coordinate scheduled provider visits;
- arrange approved access and communicate household instructions.
- track agreed recurring maintenance dates.
- document visible home concerns for the owner's review.
- source additional service professionals when approved.
- follow up on work completion.
- maintain relevant household service records.
- provide a periodic home-oversight summary; and remain the owner's central point of coordination for approved property matters.
This is a defined home-oversight service—not unlimited personal assistance. The monthly scope, communication expectations, visit allowance, provider coordination, reporting, and separately priced projects are established before the engagement begins.

RESIDENCE does not require you to replace an excellent cleaner, landscaper, maintenance professional, or other established provider. Where appropriate and agreed, we coordinate alongside the people who already understand your home. When another specialist is needed, we can source and coordinate an appropriate independent professional for your approval.
Clearly defined responsibility.
RESIDENCE engagements are limited to approved property-related responsibilities. Personal errands, unrestricted on-demand requests, licensed professional opinions, regulated work, security monitoring, and emergency-response services are not included unless expressly addressed through a qualified provider and written scope.
Large projects, after-hours availability, materials, provider costs, and work outside the approved service scope may be quoted separately.
